Staging model homes in new construction


Belmark has been building homes for over 40 years now and we have met a lot of real estate agents along the journey. Over the years there has always been an honest debate about whether or not staging model homes is important. Here is what we have learned over the years. From the view of a production builder trying to stay on schedules and tight budgets if we didn’t have to have a staged model home we were fine with that. From our sales team's point of view having a staged model home is necessary in order to successfully sell new homes.
With Belmark's hands-on approach, our goal has been to hire out as little as possible. So that means that Team Belmark has personally staged many model homes with our staff and agent sales team. This also means each time a model sold it was time to box it all up and move it to the next home and so on. So for those reasons, some of the team may have been known to moan a little. At least we are being honest, lol. So let's ask the question again, is staging model homes in new construction important? We 100% agree that staging a model home is very important.
It’s true that showing furniture placement will assist most clients visually. The goal is to show a furnished home to show how the rooms looks and feel. The clients can imagine their personal belongings in the new home. This is what creates an emotional connection to the new home which can help make the decision to purchase easier.
